1. Acceptance of Terms

By accessing or using the Eden Villas Miami website and booking services, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use our services.

2. Booking & Reservations

All reservations are subject to availability. A booking is confirmed only upon receipt of payment and a confirmation email from Eden Villas Miami. We reserve the right to decline or cancel any reservation at our discretion.

3. Pricing & Payment

Prices displayed on the website are per night and exclude applicable taxes, cleaning fees, and service fees unless otherwise stated. Total pricing is shown at checkout before payment. All payments are processed securely through our third-party payment provider (Stripe).

Rates may vary based on seasonality, property demand, and length of stay. We reserve the right to modify pricing at any time prior to a confirmed booking.

4. Cancellation Policy

Cancellation policies vary by property and are displayed on each listing page. General guidelines:

• Flexible: Full refund if canceled at least 7 days before check-in.
• Moderate: Full refund if canceled at least 14 days before check-in; 50% refund if canceled at least 7 days before.
• Strict: 50% refund if canceled at least 30 days before check-in; no refund after that.

Cleaning fees are always refunded if the cancellation is made before check-in. Security deposits are refunded in full provided no damage has occurred.

5. Check-In & Check-Out

Standard check-in time is 4:00 PM and check-out is 10:00 AM unless otherwise specified in your booking confirmation. Early check-in or late check-out may be available upon request and subject to an additional fee.

6. Guest Responsibilities

Guests agree to:

• Treat the property and its contents with care and respect.
• Comply with all house rules provided at check-in.
• Not exceed the maximum occupancy listed for the property.
• Not host events, parties, or gatherings without prior written approval.
• Report any damage or maintenance issues promptly.
• Comply with all applicable local, state, and federal laws, including noise ordinances.

7. Security Deposit

A security deposit may be required for certain properties. This deposit is held to cover potential damages, excessive cleaning, or violation of house rules. If no issues are reported, the deposit is refunded within 14 business days after check-out.

8. Property Access & Right of Entry

Eden Villas Miami and property owners reserve the right to enter the property during a guest's stay in cases of emergency, maintenance necessity, or suspected violation of these terms. Reasonable notice will be provided when possible.

9. Liability

Eden Villas Miami acts as a property management and booking platform. We are not liable for personal injury, loss of personal belongings, or any damages arising from the use of our properties. Guests are encouraged to obtain travel insurance. Properties are located in the State of Florida and are subject to Florida law.

10. Intellectual Property

All content on this website — including text, images, logos, and design — is the property of Eden Villas Miami and may not be reproduced without written permission.

11. Modifications

We reserve the right to update these Terms & Conditions at any time. Changes will be posted on this page with an updated effective date. Continued use of our services constitutes acceptance of modified terms.
